Changing the Wording on PDFs and Reports

Quick Answer

Three things are editable per document: what it is called, the disclaimer at the foot of it, and what the downloaded file is named. Each tool keeps its own copy of all three.

Where each tool’s wording lives

There is no single screen for this. Each tool’s settings sit on its own tab under TitleThrive → Settings:

Changing one changes only that document. Budget for four passes if you are rewording everything, because it is one job spread across four screens.

The title you set is what prints at the top of the PDF, and it is also the subject line of the emailed version, as Your Title from Your Company.

Disclaimers

Each tool has its own Disclaimer Text, and each ships with a default written for that document. The buyer estimate’s names TRID and RESPA and states it is not a Loan Estimate; the seller net sheet’s names the Closing Disclosure and Settlement Statement.

Replace these deliberately. The shipped wording is doing specific work, and it appears on the PDF, on the on-screen result, and on any share link. Rewriting is legitimate if your counsel has a preferred form. Deleting the text leaves the document with no disclaimer at all.

Filename patterns

PDF Filename Pattern controls what lands in the client’s downloads folder. The default for a net sheet is {company}-NetSheet-{date}-{zip}.pdf.

Three tokens are substituted:

  • {company} your company name, stripped to letters and numbers
  • {date} the date and time, as 20260826-143052
  • {zip} the property ZIP

Because the date token carries the time, two estimates generated minutes apart do not overwrite each other, and a folder of them sorts chronologically.

The field’s help text also lists {time} and {county}. Neither is substituted. Use either one and it appears in the filename literally, braces and all. Stick to the three above.

Anything you write outside the tokens is kept as typed, so {company}-Estimate-{date}.pdf is fine. The .pdf extension is added if you leave it off.
