Someone Sent Me a Net Sheet: What Is It?

A seller net sheet estimates what a seller would walk away with after the costs of closing, at a particular sale price. Someone in your transaction prepared it for you so you could see the shape of a deal before it is finalised.

Nothing is being asked of you. It is not a bill, an invoice, or anything to sign.

Who prepared it

The name and logo on the page. That is the title company, or an agent working with them, who is involved in your transaction. They chose the sale price and entered the details it was built from.

How to read it

The large figure at the top is the estimate: sale price, minus the costs of closing, plus any credits. Everything below it shows how that figure was reached, grouped into sections that each end with a subtotal.

You will not see every section. A section appears only when it has something in it.

What it is not

It is not a Closing Disclosure or a Settlement Statement. Those are the regulated documents prepared later in the transaction, and they are what the final numbers are taken from. This estimate was made earlier, deliberately, so that decisions could be made before those documents exist.

What you can do with the page

Download PDF saves a copy. Print produces the same document on paper. There is nothing to log into, and no account to create.

Who to ask
